Why seal coat?

A good sealing protects the asphalt from oxidation and wear caused by exposure to the sun
and prevents water from penetrating the surface of the pavement. Seal coat also beautifies the pavement by providing a smooth, black finish surface.

How often does asphalt pavement need sealing?

Generally, it is recommended to seal your pavement 6 months to a year after it has been installed. However, mountain conditions generally require us to wait a year.

Re-sealing: While most products require sealing every 2 years, our residential premium seal coat lasts 3-4 years. The longevity of commercial seal coating depends on traffic volume.


What causes asphalt pavement to fail?

The primary cause of failure is the penetration of water seeping into the asphalt base. Oxidation of the pavement surface begins this process which causes the asphalt to dry and become brittle. This oxidation leads to erosion of the top layer of fine particles and the appearance of larger stones and small cracks on the surface. If left untreated, these cracks grow over time and eventually allow water to penetrate to the base of the pavement. When water enters the base of the pavement, the base material moves and settles leading to further cracking and an "alligator appearance." When the pavement reaches this stage the only option is removal and replacement of the old asphalt

What is seal coat?

Seal coat is a mixture of emulsified asphalt, water, mineral fillers, and various other mixtures.
Seal coats are different from slurry seals which use a much coarser aggregate filler and are designed for use on high speed areas with straight rolling traffic.

What is the best time of year to have pavement seal coated?

Temperatures have to be above 50 degrees and rising. In the mountains, we can seal coat from May/June into August. 

How much does it cost? 

Seal coat costs pennies per square foot compared to the dollars needed to repair or replace damaged asphalt. We base our pricing on square footage, condition of the pavement, and prep work.

We are meticulous about our how we do our work. In a nutshell, we start with a deep cleaning using our cache of commercial equipment. Treat and neutralize oil spots. Squeegee around landscape. Apply two seal coats. Block off the area until it cures. Finally,
we leave your property in better condition that we found it.

How does Grand County Asphalt Care seal cracks?

We clean the cracks of dirt and debris. Using a commercial machine, the crack seal is applied at 380 degrees. Drying time is minutes. Traffic interruption is minimal.
