Late spring through early fall — typically May through September — when daytime temperatures are consistently above 50°F and there's no rain in the forecast. Sealant needs 24–48 hours of dry weather to cure properly. We schedule jobs around the mountain forecast to ensure proper adhesion and cure time.
Why is crack sealing important before seal coating?
Cracks are entry points for water. At Grand County elevations, that water freezes, expands, and widens the crack each winter — a cycle that rapidly destroys your sub-base. We always recommend crack sealing before applying sealant so the underlying damage is addressed first. We recommend keeping foot traffic off for 4–6 hours and vehicles off for 24–48 hours after application. Mountain temperatures can extend cure time — if overnight temperatures are below 50°F, we'll give you a longer window. We'll always give you a specific timeline based on conditions on the day of your job.
How do you protect against out-of-town scam operators?
